A beautiful Victorian Bed & Breakfast on the banks of the East Lyn River in Lynmouth.

Located within the beautiful Exmoor National Park, East Lyn House is a Victorian villa nestled on the banks of the East Lyn River a couple of minutes walk from Lynmouth harbour.

Built around 1870 the house has wonderful views of the river and woodland path towards Watersmeet and down to the village, harbour and sea beyond. It boasts a stunning river front terrace where guests can relax and enjoy their breakfast or a cream tea during the spring and summer months. There is also a large, comfortable guest lounge.

East Lyn House has five double en suite bedrooms, two king en suite bedrooms and one twin en suite. Our rooms are spread over two floors. Each room is double aspect and enjoy either beautiful views along the river or towards the village, harbour and sea.

Every bedroom has tea and coffee making facilities, a flat screen TV, Cole and Lewis toiletries and free WiFi.

Our guests can start the day with a selection of cooked breakfasts including Full English, freshly prepared scrambled, fried or poached eggs and smoked salmon. We offer a continental buffet which includes cereals, yoghurts, croissants and a fresh fruit salad. We are more than happy to cater for any dietary preferences or requirements.

Wherever possible we source our ingredients fresh from local Devon suppliers. Both cold and hot breakfasts are included in the tariff.

We do offer free guest parking, subject to availability.

Just returned from a three night stay at East Lyn House. The new owners Lorna and Steve made us very welcome, nothing was too much trouble. They even provided us with a delicious cream tea to celebrate some birthdays.

East Lyn house is in a fabulous location, with beautiful walks directly from the doorstep and a great terrace to sit out on and enjoy the views of the valley and the sea. The breakfasts are excellent and the rooms warm and cosy. We’ll be back!”
